Currently GPC is developing a 10 unit community on a 12 acre lot located 1/2 mile from the town center at 376 State Street. The 1,300 – 1,700 square foot cottages are designed to meet the US Department of Energy’s (DOE) “Net Zero Energy Ready” program standards. Once completed, with the addition of a small solar photovoltaic array, the homes will produce as much energy as they consume saving hundreds of dollars in annual utility expenses to the homeowners who inhabit them. The cottage and site design will take advantage of the scenic wooded setting, with as light a footprint as possible including night sky friendly lighting, a gravel drive and timber bridge stream crossing. A pond currently on the site will be restored to provide a healthy habitat for birds and aquatic life. A common garden and screened pavilion built from site harvested timber is also planned. To maintain the affordability of the neighborhood, the development team has assembled an array of funding and grant sources from the following agencies: Eversource Energy and Avangrid, Inc.
